We bring to the table as Short Sale investors a professional negotiation team, realtors, escrow and title agents and officers and a broad range of other professionals (attorneys, CPA and tax specialists) all competent experts in their field(s) of expertise; all actively engaged in a team effort to bring homeowners and new buyers a successful short sale conclusion…
Here is a short list of reasons anyone might consider working with us when it comes to short sale selling and buying.
- Unlike the lenders we negotiate with; we provide our buyers with a full inspection and warranty - as well as the time and opportunity to make sure they are comfortable with their buying decision.
- Unlike the lenders we negotiate with, we are willing to indemnify the buyer against any costs incurred in completing their own due diligence upon the property. If you spend money on home inspections or other needed inspections and the sale does not go through due to circumstances on our end or beyond our control (the lender will not approve the sale) we will reimburse those expenses to the buyer.
- Unlike some traditional investors of the past, when we engage in a short sale transaction with a lender we work for the successful completion of the short sale as our first priority. Because we are involved in many transactions simultaneously and have thereby reduced our risk and/or dependency upon any single transaction to provide our return on time and investment; we can, and do occasionally step aside within a short sale transaction where property conditions or numbers simply do not allow for our investment return: instead we will release the transaction to the end buyer allowing them to complete the transaction directly with the lender. In these cases we have still provided the buyer and seller with the best possible options of full disclosure, inspections, and the opportunity and time to get their own purchasing funds ready so as to ensure a smooth transaction for everyone.
- In this way we ensure, by working with our agents, negotiators, sellers and buyers that we have the highest success rate possible for our sellers and buyers - because that, after all, is our aim - to complete successful short sales.
- Our experience in handling these transactions means we know exactly what is needed in order to provide lenders, sellers, buyers, title and escrow officers and all other parties to the transaction what they need when they need it. Our transactions are not delayed for lack of important documents, communications or other pertinent details that can destroy a good transaction on it’s way to closing. We know what is required to get the job done and we know how to do it.
- Because we use a team approach, everyone wins, everyone knows what their part is and everything that needs to get done to effect a speedy and effective transaction gets done on time, correctly and precisely as needed by all parties in order to facilitate a smooth, seamless transaction.
- As investors, we take on the risk and opportunity of taking on properties in all conditions and making them salable and habitable for buyers who are looking for sound properties at bargain prices. Rather than attempt to hide deficiencies in the property, we do our best to identify and address properties based on their true conditions, merits or problems. It is our observation that many times buyers will come to us after months of futile attempts to buy properties directly from lenders where they have such experiences as:
- REO Purchase Contracts from lenders denying any liability for any condition of the property.
- Having offers in on short sale purchase for months at a time only to be pushed out of the contract by a competing buyer who submits an offer after the lender has approved a price which their own offer met - when a new offer comes in only a few thousand dollars higher.
- Having lenders refuse to allow disclosures or to comply with standard pest or septic inspections (which are supposed to be paid for by the seller) so that their funding cannot be approved for the purchase.
As for the homeowners perspective - many homeowners find themselves involved in short sales with no professional negotiations, and working with agents who do not have any training in such negotiations on their behalf who insist on taking their direction for the sale of the property from the lender who may not have a realistic outlook on what the true market value of the property is - In these cases homeowners find themselves:
- At the mercy of the lender when a contract is approved for a short sale but there are no conditions or terms to protect the homeowner from further liability to the lender.
- Going into foreclosure despite all their best efforts because they are working with agents who do not aggressively price the property for a quick sale or simply trail a falling market until the homeowner runs out of time and the house is foreclosed by the lender
- Being coerced into bringing sums of cash to the closing to meet conditions set by unreasonable lenders on the acceptance of a short sale offer.

- Our experience in working with short sales and our excellent negotiators ensure that we have a higher successful closing rate. This is extremely important for lenders, who have been bombarded in recent years with offers from unqualified and uneducated investors, agents and end buyers wherein short sales cannot complete successfully.
- Lenders invest a good deal of time and effort to working to produce successful short sales and many many thousands of files are submitted to them every day that are incomplete, inaccurate, and simply unacceptable - by providing excellent documentation and accountability through out the short sale process we assist lenders in completing more successful short sales transactions.
A few final thoughts worth mentioning:
While we sign contracts and documents with sellers which allow us to take control of and shepherd the short sale through the complex acceptance process; we also always provide a pre-signed and notarized release contract.
Should a homeowner ever decide they no longer wish to go forward with us, they can simply notify us and record the release notice which they have in their paperwork from us.*
In spite of all our successes and experience we will never under any conditions guarantee a successful result prior to actually achieving that result. Short sales are never certain, and until the transactions are closed and recorded there is no guarantee they will do so.
*To date, no homeowner has ever requested to be released from a contract with us, but we still provide that option to all homeowners throughout the process.
