A few points worth notiing:

  • We never charge for our services. We have never charged homeowners or buyers for our services.
  • We strive to eliminate any ongoing deficiency or short fall consequences to the homeowner.To the best of our ability we will remove any requirements for promissory notes or deficiencies from the lender as a part of the negotiation process.
  • We indemnify buyers for costs of inspections and appraisals in the event that a short sale does not reach a satisfactory conclusion - should we fail to negotiate the sale with the lender, any inspections or appraisals paid for by the buyer will be reimbursed.
  • We do not charge agents or other participants for negotiations, repairs, clean up or other improvements that may be needed to the property. Our costs and the costs of the transaction are covered by our profit margins.
  • We provide all homeowner/sellers with a fully executed cancellation to their agreement with us up front - if at any time a homeowner/seller determines that they no longer wish to participate in the short sale transaction they have the power to cancel without question.
  • We are the ‘option of last resort’ - we do not take on short sale transactions for homeowners unless and until they have fully explored all other options and have determined that a short sale transaction is their best solution.
  • While it is our intention to make a profit on every transaction we engage, a certain percentage of the time the numbers just won’t work - when this happens we work with our team to place an end buyer into the transaction so as to ensure a successful short sale for the homeowner and lender. We consider this the cost of doing business, and will not simply walk away from a short sale transaction when the numbers won’t work for us.
  • We begin the process of documentation, inspections and negotiations as soon as the agreements and required right of recission periods have passed. We do not wait. Our negotiators are submitting documents to the lenders within 24 hours of our completion of the documentation process with the homeowner/seller.

When a lender will not inspect, we do. When a seller cannot make repairs, we do. When a seller needs help in clean up and moving, we send our crews to assist them.

Our results speak for themselves: regardless of our personal outcome in any given transaction we perform for the expected good results for everyone involved, and most often we achieve them.

We do not guarantee a successful short sale in any specific transaction, as this would be a violation of law. We cannot make any such guarantee simply as a matter of principle because ultimately the lender/s must make their own determination whether or not to accept the short sale offer in order for the short sale to succeed.

While government agencies and lenders bicker on the sidelines about what should and can be done, we step up with a professional team and take the risk.
